ARE THERE ANY GUIDELINES FOR WHAT I CAN/ CAN'T BUILD?

The Gainsborough Greens Residential Design Guidelines or Architectural & Landscape Guidelines* were created to assist purchasers to construct well designed homes to ensure the community has a consistent feel. These guidelines ensure that Gainsborough Greens is a highly desirable place to live and will add value to your home and protect your investment.

CAN I CHOOSE MY OWN BUILDER?
Yes. You’re welcome to partner with the builder of your choice to design your perfect home, in accordance with the Gainsborough Greens Residential Design Guidelines/ Architectural & Landscape Guidelines*

WHAT DOES MY BUILDER NEED TO KNOW?
The Gainsborough Greens Builders Portal is a secured information site for builders working within Gainsborough Greens. With fast easy access to all information relating to the building requirements at Gainsborough Greens, this is the one stop shop for putting together home & land packages or preparing information for your clients.
The builders portal includes survey plans, masterplans, as cons, design guidelines, compaction reports, acoustic reports and disclosures.

HOW MUCH DEPOSIT DO I NEED TO PUT DOWN ON THE LAND?
Initially, you will need to put down a $5,000 deposit to secure the land lot you would like to purchase.
WHAT IS A COVENANT BOND AND WHEN DO I PAY IT?
The purpose of a covenant bond is to ensure the homes built at Gainsborough Greens are delivered in accordance with the plans submitted and approved by Mirvac. At Gainsborough Greens, this is a one-off payment which is payable when you submit your house and landscaping plans for approval. When you have finished building your home and your landscaping is complete, you will book in a covenant inspection. When the inspection is passed, your bond will be refunded to you.
WHEN CAN I START BUILDING MY HOUSE?
You can start building your home once you have:
+ Settled on your land
+ Have covenant approval from Mirvac on your house and landscaping plans
+ Your covenant bond has been paid
HOW LONG DO I HAVE TO START BUILDING AFTER SETTLEMENT?
You have 12 months from the date of settlement to commence building your home. Once you have started construction, you have a further 12 months to finish building and landscaping.
HOW DO I SPLIT THE COST OF FENCES WITH MY ADJOINING NEIGHBOURS?
You will need to coordinate with your adjoining neighbours to arrange the side and rear fencing to your block. We can send an email on your behalf to the surrounding owners requesting they get in touch to coordinate fencing arrangements. Please contact the Gainsborough Greens Settlements Team with your best contact details and the lots you wish to get in touch with.
HOT TIP: The boundary fences separating your neighbours must be “Good Neighbour Fence” and not visible to public areas. In order to ensure a covenant compliant outcome, we encourage you to familiarise yourself with the boundary fencing parameters before engaging your neighbours.
IS THERE BODY CORPORATE?
There are body corporate & non-body corporate precincts within Gainsborough Greens. The body corporate fees the residents of the body corporate precincts pay provide them with 24 hour security, high quality streetscapes & maintenance and resort style facilities including swimming pools, basketball & tennis areas, a gym and bbq areas.
CAN I USE THE FIRST HOME OWNERS' GRANT?
Yes, not only will eligible first home buyers receive the $15,000 Queensland First Home Owners' Grant, they will also receive existing stamp duty concessions so now has never been a better time to build your new home.
In order to be eligible for the grant you must meet the following criteria: You must be an Australain citizen or permanent resident (or applying with someone who is). You or your partner must not have previously owned property in Australia. You must be at least 18 years of age. You must be buying or building a brand new home, valued under $750,000.

DO YOU HAVE ANY MORE INFORMATION ON THE PROPOSED PIMPAMA TRAIN STATION?
As part of an agreement with Queensland Rail, Mirvac may be required to transfer Lot 910 as shown on the Plan of Development to Queensland Rail. Queensland Rail have indicated to Mirvac the possibility of a park and ride car park for the future train station. Queensland Rail have not indicated certainty or a time frame to build this infrastructure and Mirvac cannot provide any guidance as to timelines.
